Reservations & Payments
- Reservations made more than 60 days prior to arrival require a 50% non-refundable deposit at time of booking.
- The remaining 50% balance is due and non-refundable 60 days prior to arrival.
- The remaining 50% balance will automatically be charged to the credit card on file unless prior arrangements are made by the guest.
- Reservations made less than 60 days prior to arrival require full payment at time of reservation.
- Christmas and New Years Holiday reservations require a 50% non-refundable deposit at time of booking, with the remaining 50% balance due and non-refundable 180 days prior to arrival.
- Cancellations due to reasons beyond your control, including force majeure or acts of God, are not exempt from this no-refunds policy.
- Upon confirming your reservation with a non-refundable deposit, you will receive a confirmation letter indicating the arrival/departure dates, rent due and the terms and conditions.
- Payments can be made by calling 1-800-518-0831 or by booking online through our website. Please do not email credit card information.
- Tulemar Resort accepts the following credit cards: MasterCard, Visa, Discover and American Express.
- Wire transfers can be made into our US account or our Costa Rica account. For account information call 1-800-518-0831.
Hotel Policies
- Check-in is at 3:00 PM and check-out is at 11:00 AM.
- Unless otherwise stated, rates are in $USD, per villa per night.
- Rates do not include 13% VAT or 4.5% Tulemar Fee (17.5% total).
- Rates are subject to change without notice.
- $30 for each additional adult (individuals 11 and older) per unit per night, plus VAT and Tulemar Fee.
- Children 10 years and under accompanied by an adult are free.
- Pets are not allowed.
- The Tulemar Resort Hotel and Tulemar Bungalows & Villas is not liable for any injuries, accidents, theft or misfortune that may befall the client during their stay.
- Questions or complaints regarding the reserved property(s) must be directed to the on-site property staff and/or management.
Smoking Policy
- Tulemar Resort is a non-smoking environment as mandated by Costa Rican law (No. 9028).
- Smoking is strictly prohibited in all rental units, including on patios or balconies.
- In accordance with Costa Rica law, smoking is also prohibited in all common areas within Tulemar Resort including the pools, restaurants and beach.
- A $300 fine will be charged at check-out if you smoke in your unit or are reported smoking around any rooms or buildings.
Passort & Entry Requirements
- Please review the expiration dates on each traveler’s passport several months before beginning your trip.
- It is recommend that your passports not expire for at least six months prior to your departure date from Costa Rica.

Quiet Hours
- We ask that guests be considerate of others during their stay. We appreciate guests ahering to our quiet hours, which begin at 10:00 PM.
Wildlife & Pets
- Tulemar Resort is located in an incredibly biodiverse region and we are committed to the preservation of this beautiful and delicate environment.
- Respectful viewing of wildlife is a unique part of the experieince availableto our guests.
- Guests shall not feed, touch, disturb, or endanger any wildlife within Tulemar Resort including monkeys, sloths, iguanas, birds and other mammals and reptiles.
- Pets and service animals are strictly prohibited within Tulemar Resort.
Guest Waiver
- It is a guest’s responsibility to use the unit being rented and common areas and amenities offered within Tulemar Resort in the safest and most cautious way possible in order to avoid injuries or accidents.
- The unit being rented is located in an area with irregular topography, wildlife and beaches, and the common areas and amenities offered include pools and a beach club which significantly increase the need for caution by users in order to avoid injuries and accidents.
- It is a guest’s responsibility to verify that family members and additional persons staying in the rented unit understand and comply with all aspects of this waiver.
- By proceeding with a reservation, guests release the owner of the property, the property management company, Tulemar Resort, and all their shareholders, agents, beneficiaries and related parties of any responsibility related to any direct, indirect, punitive, incidental, special or consequential loss or damages arising out of, or in any way connected with the usage of the unit and Tulemar Resort’s common areas and amenities. By proceeding with a reservaiton, guests understand and agree to adhere to all applicable Costa Rican laws while staying at Tulemar Resort.
Damages and Expenses
- The registered guest is responsible for any loss or damage that may occur in their rental unit or to Tulemar Resort property during their stay if that damage or loss was as a result of actions by a member of the guest’s party.
- Charges may include and are not limited to, expenses related to damages, late checkout, extra cleaning service, smoking, unpaid tours, telephone charges, lost keys, and any food or beverages charged to the villa’s account during your stay.
- Unless other arrangements are made by the guest, the credit card provided at check-in or at time of booking will be charged for whatever amount is required to remediate the loss or damage caused by the guest or a member of the guest’s party.
Drones
- To ensure the safety and privacy of our guests, owners, staff, and wildlife, guests are prohibited from using drones or UAVs of any kind within Tulemar Resort.
- In addition to our resort policy, the General Director of Civil Aviation of Costa Rica regulates drones, and in accordance with Costa Rican law, prohibits drones from being used within 8 km of a civil airport
- Tulemar Resort is within 8 km of the local Quepos Airport, which places us in a government mandated no-fly zone.
