Terms & Conditions
Rates are in USD and do not include 13% VAT.
7-night minimum during the Christmas and New Years holiday period.
3-night minimum at all other times of year.
House can accommodate a maximum of 14 guests.
Rates include up to 10 guests.
An additional $30.00 USD per night + 13% VAT will be charged for any additional guests over age 10. Children 10 and under are free.
Travel Agents – please note that Casa de Vistas Infinitas is non-commissionable and cannot be booked by a 3rd party.
Deposits & Payments
50% non-refundable deposit is due at time of booking.
Remaining 50% balance is due 60 days prior to arrival.
If a reservation is made within 60 days of arrival, full payment is due at time of booking.
Christmas and New Years Holiday reservations must be paid in full 180 days prior to arrival.
All payments are non-refundable.
Cancellations due to reasons beyond guest control, including weather disruptions, flight cancellations, medical emergencies, or force majeure events, are not exempt from this policy.
Comprehensive travel insurance including trip interruption and medical coverage is strongly recommended.
Property Rules
Please treat the home with care and respect.
Check-in after 3:00 p.m.
Checkout before 11:00 a.m.
Daily housekeeping is mandatory and included in the rates.
Smoking is not permitted inside the home.
Events, parties, commercial activities, or gatherings involving non-registered guests are prohibited unless approved in writing by management in advance.
Pets are not permitted.
Quiet hours are observed from 10:00 p.m. to 8:00 a.m.
All guests must be named on the reservation, and unapproved overnight visitors are not permitted.
Guests are financially responsible for any damage to the property, furnishings, appliances, electronics, linens, keys, or other items caused by negligence, misuse, or violation of house rules during the stay.
Management reserves the right to terminate a stay without refund for violations of property rules, illegal activity, unsafe behavior, excessive noise, or occupancy violations.
Safety & Liability
Guests acknowledge that the property includes stairs, elevated decks, rooftop areas, swimming pool areas, wet surfaces, and natural jungle surroundings which may present inherent risks.
Use of the pool, rooftop, balconies, and exterior areas is entirely at the guest’s own risk.
Children must be supervised at all times around the pool, rooftop, balconies, and exterior areas.
Ownership and management are not responsible for loss, theft, or damage to guests’ personal belongings during the stay.
Ownership and management shall not be held liable for interruptions to utilities, internet service, road access, weather conditions, wildlife encounters, acts of nature, or circumstances beyond reasonable control.
While every effort will be made to promptly address maintenance or equipment issues, refunds or rate adjustments will not be issued for temporary mechanical, utility, appliance, internet, or amenity interruptions beyond management’s reasonable control.
This agreement shall be governed by the laws of Costa Rica.
Additional Information
Please note that this property is not located within Tulemar Gardens. Guests will not have access to Tulemar Resort, Tulemar Beach, or resort amenities.
Concierge services including transportation coordination, private chef services, grocery pre-stocking, excursions, and local experiences may be arranged upon request, subject to availability.
