House Rules

Check in is after 3:00 pm. If you will be arriving after 5:00 pm, please provide advance notice so an after-hours check-in can be coordinated.

No smoking inside the villa.

Due to limited parking and as a courtesy to the neighbors, please consult with the office regarding any parties you plan for more than the members of your group.

Weddings

There is a site fee of $1,500 that applies if having an event like a wedding, maximum capacity for an event is 40 people. The site fee can be reduced $250 for each additional home rented from a select group of homes. The chef services included in the rental rate do not apply to an event like a wedding, a catering service for the event can be arranged for through your coordinator. The site fee does include additional staff to assist with moving furniture and a maid for 4 hours during the event to help keep the bathrooms and general area picked up. The site fee does not cover the cost of any equipment rentals such as chairs or tables, nor does it include coordination services. The site fee will be paid with the final rental payment 30 days prior to arrival.

Chef Services

Rates include Chef Services for 2 meals a day.

The rate depends on the number of people and availability.

The cost of food and drinks is additional.

Occupancy Policy

Rates are based on 2 guests per bedroom until all bedrooms are rented.

For each guest above 20 in a 10 bedroom rental there is an additional fee:

$75 a night in high season and holiday weeks.

$61 a night in mid season.

$47 a night in low season.

Bedrooms not rented will not be offered to anyone else, the property is always private to just your group.

Rates

Rates depend on the number of people and availability:

Deeper discounts of up to 50 percent for small groups and very last minute reservations within 21 days.

Payment Policy

50 percent deposit when booking, 50 percent 30 days prior to arrival.

A Non Refundable Damage Protection Fee of $70 is paid with the final payment.

We accept Visa Cards and Wire Transfers.

Cancellations

If you have to cancel, we can refund your deposit minus a $300 processing fee so long as we are able to re rent the dates for the same amount of the original reservation. The longer we have to do this the greater chance you have of getting a refund.

You can also choose to have us hold your deposit toward future dates within 18 months of the dates on the original reservation. This will not incur the processing fee like the refund policy but we must be notified at least 4 months prior to the reservation dates to be able to give you credit.

If you cancel within 4 months of the reservation dates a possible refund or credit to the future is only possible if the reserved dates are re renting for the same amount as your original reservation.
